We manage and lease office, retail and investment properties. We are experienced in the daily management of these properties as well as marketing and leasing them so your property runs efficiently and at maximum capacity.

 

 The process begins with an overall evaluation of the property along with a market study to determine the local rental rates and what the maximum rate we can pursue successfully is.

 

During the first 30 days that we are managing your asset we will put together a plan of action and implement it:

  • Listen to your instructions and collect information that you feel we need to move forward.

  • Review the premises making notes about needed repairs and improvements to consider that would enhance the lease up effort.

  • Our marketing staff will: prepare a marketing flier/brochure to place onsite, list the space online and in the commercial listing services, begin placing ads, order one or more signs for the site, research the local market for the best prospects to pursue.

  • Make sure that we have working keys for every office/space.

  • Set up our accounting software for your specific asset.

  • Contact the utility companies and have them send the bills to us (with your approval).

  • Visit each tenant and let them know to contact us with issues or complaints (not you).

  • Prepare a new lease (if needed) for each tenant.

  • Review all vendors/contracts to verify best pricing and service.

  • Start leasing the balance of your space.

We have just added online rent payment options for the convenience of our tenants in an effort to make our properties more attractive to prospective tenants as well as to help current tenants.

 

Our management agreement is very simple and you are able to cancel at anytime with 60 days written notice.
